Why it is shaped like this

A document can be copied. A served document cannot.

A Written Statement is a PDF; you could fill one in yourself, and other services give templates away. What no template gives you is evidence: that this file, with this hash, went to this tenant at this time. That evidence is created only when ServeProof sends or records the service, one row per tenant, each row sealing the one before. It is the part a tribunal asks for, the part a £7,000 penalty turns on, and the only part you pay for.

What happens at the edges

Which should I choose?
One or two tenancies: a Serve Pack each. Three or more, or a portfolio that turns over: the plan. You can start with a Serve Pack and move to the plan later; nothing is re-bought.
If your plan lapses
Your data, your documents and your proof log stay intact and readable, and every certificate of service still downloads for tenancies that hold a Serve Pack. What pauses is new sends and new proof rows on tenancies without one.
More than 20 units
The Landlord plan is built for self-managing portfolios up to 20 units. Above that, reply to any ServeProof email and we will tell you honestly whether this is the right tool.
Cancelling and refunds
Billing runs through Stripe. The plan cancels any time from your billing page, with no notice period and no exit fee. A Serve Pack is a one-off purchase for one tenancy and is not refunded once a proof row has been written on it.
Scope
England only. ServeProof does not produce Welsh, Scottish or Northern Irish tenancy documents, and you should not use these ones there.
