Required before a new tenancy, and by 31 May 2026 for a wholly oral existing one. Skip if your tenancy had a written agreement before 1 May 2026.

3. Renters’ Rights Act Information Sheet

For tenancies with a written agreement that existed on 1 May 2026 — due by 31 May 2026.

4. Deposit

Protected in TDS, DPS or mydeposits within 30 days of receipt?

Prescribed information given to the tenant within 30 days?

5. Gas

Gas safety record (CP12) from a Gas Safe engineer within the last 12 months?

Copy given to the tenant?

6. Electrical safety

Electrical installation condition report (EICR) within the last 5 years?

Copy given to the tenant?

7. EPC, alarms, Right to Rent

Valid EPC rated E or better, copy given?

Smoke alarm every storey, CO alarm where there is a fixed combustion appliance, tested on day one?

Right to Rent check done before the tenancy, with a dated record?

8. Rent increases since 1 May 2026
9. Proof

Not covered: licensing (selective, additional, HMO), which depends on your council; the PRS database and landlord ombudsman, which are not yet open; and possession. Wales, Scotland and Northern Ireland run different regimes and this check does not apply there.
